Our Role
Planning permission was successfully granted at appeal for the construction of one new dwelling in the rear garden of an existing house thanks to Rackham Planning. This scheme, located in the village of Tockington, South Gloucestershire, was particularly challenging, as the site was located in a Conservation Area as well as in the Green Belt (GB). These two significant constrains were the main reasons why the Council’s refused planning permission. Other issues related to overlooking, the proximity to neighbouring dwellings and ecological issues. A robust appeal case was prepared which cited other local examples of infill development in the GB which helped to convince the Inspector that the proposal was acceptable and planning permission should be granted. What also helped was an impressive scale model made by the client!
